1. Who can file an appeal with the Board of Revision?

All Ohio residents can submit an appeal with the Montgomery County Board of Revision between January 1 and March 31 of each year.

2. What are some good reasons to appeal my property's value?

Understanding the reasons that would justify an appeal are important. The following are examples of good reasons to file an appeal:

• Your property has deferred maintenance or damage in the last 3 years
• The property has been sold on the open market or an appraisal has been completed in the last three years that indicates a value different from the value set by the county
• You've noticed that similar properties nearby have recently sold for prices that are different from your valuation

3. Are there any arguments that the board cannot accept?

There are certain arguments that the Board of Revision (BOR) cannot accept. The following are some of the factors that do not support a property value appeal:

• Your neighbor's value is different from yours
  • While the Board considers arguments based on recent sales of properties similar to your own, it cannot consider arguments based on the county's official values of similar properties.
• Surrounding properties are in poor condition
• You disagree with the amount you pay in property taxes
  • The BOR cannot directly change the amount of taxes that you owe. If the Board's decision results in a change to your property's value, your taxes will be adjusted accordingly.

5. If I win my appeal, when will my new value take effect?

The Board of Revision will issue a decision by mail to all properties within 90 days of the hearing. If the BOR changes your value, it will be effective as-of January 1 of the year in which you file and will remain in effect until the next property value update.

6. Is there a limit to the dollar-amount my property value can be changed with an appeal?

There is no limit to the dollar-amount a property's value can be changed with an appeal.
