    Can I pay Bills with a Credit Card?
    You can presently only pay property taxes at the Treasurer's Office with Credit Cards/Debit Cards/ATM cards.Back to Top

    What must I put on a mortgage to be recorded?
    The names of the borrower and lender, the amount of the mortgage and a legal description of the property. This must then be signed by the borrower(s) and notarized. The execution is according to the state in which the signature was notarized. The State of Ohio requires two (2) legible witness signatures. A notary statement, signature and expiration date of the notary is required. A preparation statement is also needed.

    What do I need to record a deed?
    The name of the buyer(s) and seller(s), a legal description of the property and a signature of the seller(s). The execution is according to the state in which the signature was notarized. A notary statement, signature and expiration date of the notary is required. A preparation Statement is necessary. A transfer or no transfer from the Auditor's Office and an Engineer's approval are necessary if the property requires it.

    How are my property taxes calculated ?
    As required by the Ohio Revised Code, the Auditor's Office establishes a market value for all properties in Montgomery County.

    The Auditor's Office then computes real estate taxes by first multiplying the one half of the assessed value (35% of market value) by the total tax rate of the district in which the property is located. This gross half year tax amount is then multiplied by the district reduction factor (either residential/agricultural or commercial/industrial) to determine the reduction credit.

    The reduction credit is then subtracted from the gross half year amount to give a net amount prior to rollbacks. All properties receive a 10% credit from this net amount. Owner occupied property is also eligble for an additional 2 1/2% credit on the home and one acre of homesite computed on the net amount (valued on the home and the one acre). Additional credits such as the $25.00 City of Dayton credit and/or the homestead reduction may be used to determine the final net amount due per half year.

    Any special assessment charges (street lights, incinerator charges, etc.) certified to the Auditor's Office would be added to the net real estate tax charge.

    The two major reasons for higher real estate taxes are additional levies and increases in property values.

    Does the treasurer's office collect only property taxes?
    No. The Treasurer's Office also collects personal property taxes and manufactured home taxes. Actually, all monies paid into the county are processed through the Treasurer's Office.

    Where do my tax dollars go?
    Real estate tax dollars are collected for the county, school districts, townships, cities, joint vocational schools, and the library.

    The county's dollars are divided between the general fund, community college, Board of Mental Retardation and Developmental Disabilities, Park District, and human services levies. Townships and cities dollars go for such things as police and fire protection, roads, etc.

    How do I change the mailing address on my tax bill?
    The Ohio Revised Code requires that all address corrections be made in writing. The easiest way to request a change is to complete the information on the back of the return envelope provided when tax bills are mailed. If the change is requested at any other time, a short note or postcard addressed to the Treasurer's Office would suffice.

    When requesting a change of address always list all parcels on which the change should be made.

    What are the different ways to pay my property taxes?
    The most common way to pay a real estate tax bill would be to mail the payment along with the statement in the return envelope provided by the Treasurer's Office. Most local banks accept current real estate tax payments during collection periods.

    You could also come into the Treasurer's Office to make your payment. The Treasurer's Office also provides a collection box located on Third Street in front of the County Administrative Building in which payments can be deposited 24 hours a day during collection periods.

    The Montgomery County Treasurer's Office does offer a prepayment plan (PREP) in which you may make monthly payments in advance of the due date. When the due date arrives the tax payment is automatically taken out of your prepayment account.

    The Montgomery County Treasurer's Office will also accept electronic funds transfer (EFT) from anyone requesting such service. You must first complete the paperwork giving the Treasurer's Office the authority to deduct payments directly from your checking account. Electronic funds transfers can either be monthly prepayments or semi-annual payments.

    What if I overpay my taxes ?
    If there is an overpayment made on the first half collection, the overage would be credited to the second half billing. If there is an overpayment made on the year, you must request the refund and submit proof of payment.

    Overpayments do not always belong to the owner of the property. Incorrect payments can be made by mortgage companies and other lending institutions. Also, payments made at time of closing may cause overages which belong to the previous owner.

    Following the second half settlement, the Montgomery County Treasurer's Office will send a letter to inform you of any overpayments. The letter is sent to the address listed on the tax duplicate. This letter will indicate the amount of the overage on the parcel and the proper refund procedure.

    What if I become delinquent in my property taxes?
    If you become delinquent in your real estate taxes, you will be assessed with penalties and interest as required by the Ohio Revised Code. Once a property has been delinquent for more than a year it could be subject to foreclosure.

    The Ohio Revised Code provides you with the option of paying delinquent taxes and assessments in five (5) semi-annual installments along with current taxes and assessments. As long as you make the agreed upon payments no additional interest will be applied. If you void the agreement,  the Treasurer's Office is required to apply interest that would have been applied prior to the agreement.

    What do I do if I receive a tax bill for a property I just sold?
    Normally at the time of closing real estate taxes are pro-rated and the seller would not be responsible for any further real estate tax bills. If you have just sold a property and receive a tax bill due to the timing of the sale, please forward the bill to the buyer or contact the Montgomery County Treasurer's Office so that we could prepare another bill to be sent to the buyer.

    What if I haven't received a tax bill?
    The Ohio Revised Code places sole responsibility for payment of real estate taxes on the property owner. If you do not receive a tax bill, it does not relieve you of penalties charged on late payments.

    The Montgomery County Treasurer's Office does publish notices at the time real estate tax bills are mailed, two weeks prior to the due date and again one week prior to the due date.

    If you do not receive a tax bill you should phone the Montgomery County Treasurer's Office and request a bill. If the tax duplicate contains an incorrect mailing address, you should send a written request to change the mailing address.
